Dear Rufus:

The abstract you ordered of National Abstract and Insurance Company was delivered to my office yesterday while I was busy in the Court and today is the first opportunity I have had to glance over it. A mere glance over this abstract reveals that the chain of title is punctured with defects. The description shown in some of the instruments are absolutely void for uncertainty and some of them would place the land over in the State of Oklahoma and, of course, the title could not be approved under its present condition as shown by the record.

We understand that this acre of land has been in the actual, open, adverse and continuous possession of you and your predecessors in title for many years, with a store building located thereon and mercantile business operated therein. If such be true, then it is possible that you might have same surveyed out by the County Surveyor, a plat made thereof, the definite descriptions ascertained of the property so held under adverse possession, and by proper proceedings have the title confirmed in Chancery Court.

In view of the fact that Mr. Ed McFaddin has an interest in the property by reason of a mortgage executed to him and George Reed Kirk, and he being an attorney, I am forwarding the abstract on to him that he may see for himself the condition of the record.
