Dear Mr. Kirk:

I have a copy of Mr. James H. Williams’ letter to you of January 13th, and also the abstract, and also a plat of the land.

I believe Mr. Williams is right when he advises you that the best thing to do is to get a surveyor to survey the piece of ground that you are proposing to sell to Sikes Brothers. Let the surveyor start at the northeast corner of Section 11 as the known corner, and thereby give a definite description of the acre of ground. As soon as you can send this to me, I believe we can fix up most of the matters that are wrong in the abstract.

In some of the conveyances, the piece of ground is described as follows: "A piece of land located at Cerro Gordo and Goodwater Road, and running east 70 yards, south 70 yards, west 70 yards, and north to place of beginning".

In another of the deeds, the land is described as follows: "Beginning at the Oklahoma line at the present crossing of the Cerro Gordo and Goodwater Road, and running east 70 yards, thence south 70 yards, thence west 70 yards, thence north 70 yards to point of beginning".

When the surveyor makes his survey, ask him to indicate where the Cerro Gordo and Goodwater Road is, so we can see if these descriptions would be the same as the property that he mentions.

I think the surveyor will find that your property is the east 35 yards of the above described property, and it should be described about as follows: Begin Commence at the NE corner of Section 11, and run South 40 chains to the SE corner of the NE ¼ of said section 11, run thence west 16.83 chains to the Oklahoma State Line, run thence north 656 feet along the Oklahoma State Line; run thence east 35 yards to point of beginning; run thence east 35 yards, run thence north 70 yards, run thence West 35 yards, run thence south 70 yards to point of beginning; same being ½ acre of ground, more or less, and being the ½ acres of ground known as the Kirk Store Site.

Now, a description like that will just about cover the property, if the surveyor finds that it is the way. Please have this done as soon as possible, and write me, so we can get this matter somewhere near closed up.
